List of Top Edmonton Neighbourhoods based on full priced offers 

The Top Edmonton neighbourhoods based on full priced offer is a great way to see how many homes in a neighbourhood have most likely ended up selling when there was more than one buyer, in effect a sale in a multilple offer situation.  In most cases, a home does not sell for list price or higher unless there is a multiple offer situation.  An exception would be in newer subdivisions where builders are selling homes with features added into the price that can bring the sale price over the original list price.   Here are the top 10 neighbourhoods that had full priced offers over the previous 12 months (data goes up to end of January 2014).

1) King Edward Park leads the list with 26 homes selling for list price or higher.  This Mill Creek Ravine area neighbourhood has seen a large jump in popularity.  Several infills have been built in recent years.

2) Windermere is a newer neighbourhood in the Southwest, the number of homes that sold for list price or higher were 17 in the last 12 months.   This neighbourhood still does have active construction of new homes, so some of these sales were new builds.

3) Bonnie Doon ties Windermere with 17 homes sold for 100% or more of list price.  This is another popular Mill Creek Ravine area neighbourhood. 

4) Summerside had 16 homes sell for full list price or higher.  Summerside is another newer subdivision so there is still builder activity in the neighbourhood.

5) Chapelle has had 14 homes sell for list price or higher.  Chapelle is another newer subdivision like Windermere and Summerside with builders activity.

6) Ottewell with 13 homes selling over list.  This is an older established neighbourhood with most homes being in the 1200 square foot range and the popularity of this area is also due to the larger lots in the neighbourhood. 

7) Inglewood had 13 homes sell over list price.  Inglewood on the west side of downtown Edmonton has started to see an uptick in builder infills.  This includes upscale duplexes being built.  Westmount is next door, and that area has already seen strong price appreciation.  So, Inglewood is bordering a more expensive area, plus the nearby redevelopment of the Municipal Airport land is another factor that I believe is helping the neighbourhood of Inglewood.

8) Calder with 12 homes selling for list price or higher.  The neighbourhood of Calder is another area across the Yellowhead freeway from the Municipal Airport land redevelopment.  That could be a factor that helps Calder's popularity.

9) Greenfield ties Calder with 12 homes selling for list or higher.  This southwest Edmonton neighbourhood has highly ranked schools in the area and excellent access to the Whitemud Freeway as well as decent access to Fox Drive.

10) Hazeldean ties Calder and Greenfield at 12 homes selling for list price or higher.  Hazeldean is another Mill Creek Ravine area neighbourhood.  That makes 3 of the top 10 neighbourhoods that are in this Mill Creek area. 

As has been mentioned before, Chapelle, Windermere and Summerside are newer subdivisions and the statistics may be a little misleading due to builder sales. However, these are the only new subdivisions on the list, and that indicates that the areas are in higher demand.
