Neighbourhoods of Edmonton's Best Schools

The Neighbourhoods of Edmonton's best schools do have a tendency to be stronger than the Edmonton average when it comes to certain selling statistics.  I will look at the average sold price of homes, the time it takes to sell, and how much the homes sell for compared to their list price.  We are looking at the currently ranked #3 school in Edmonton Grandview Heights based on the Fraser Institute rankings. A word of caution, a school's Provincial rankings are not the only reason a school is considered good.  How a child performs in school will have many other factors as well.  For the Fraser Institute report where the rankings are visit Alberta School Rankings

The 3rd highest ranked school in Edmonton for the most recent Fraser Institute report is Grandview Heights, which follows behind #2 Stratford and the #1 ranked school Mount Pleasant.   I've considered  real estate statistics not only in Grandview Heights, but the surrounding neighbourhoods and compared them to the Edmonton average.  Belgravia and Lansdowne both border Grandview Heights.  I looked at sales of single family detached homes over the last 12 months sales statistics.

On an average sale price basis here are the numbers and ranking of the neighbourhoods.
Grandview Heights $800,671
Belgravia $585,683
Lansdowne $556,884
Edmonton $412,812

The average sale price is substantially higher than the Edmonton average in these three neighbourhoods.  The neighbourhoods are also very close to the river valley and University of Alberta, which also add to their attraction.

On an average days on market basis for the last 12 months:
Grandview Heights 36 days
Belgravia 28 days
Lansdowne 48 days
Edmonton 44 days

The average days on market is a shows how fast a neighbourhood is selling.  The lower this number is the more desirable the area is.  Only Lansdowne is higher than the Edmonton average days on market.  Grandview Heights is especially impressive considering how high the average price is in that neighbourhood (roughly double the Edmonton average).

On an average sold price to list price ratio for the last 12 months:
Grandview Heights 95.73%
Belgravia  95.60%
Lansdowne 97.50%
Edmonton 97.39%

The sold to list price ratio, shows how much the buyer is able to negotiate off the list price.  Only Lansdowne is higher than the Edmonton average.  This does not surprise me as homes in the upper price ranges also sell for a higher percentage off their list price.
