Basementless Homes in Edmonton

I am often asked if basementless homes are a good or bad investment in Edmonton.  Generally they are good for resale.  A basementless home is normally much more affordable than a home with a full basement.  I've often had clients that could only find fixer upper homes with basements, or a condo townhouse in their price range.  Often we can find a home in better condition in their price range with the only drawback being the lack of a basement.  I've researched the impact of not having a basement in the Edmonton market.  In the last 12 months, the average days on market is only 3 days longer for a single family detached bungalow without a basement than the same type of home with a basement.

So, to conclude would I tell a client to not buy a home without a basement? No. The only time I would do that is if the price for the basementless home is approaching the price of homes with a full basement.  A lack of a basement is like the lack of a garage, it is okay, but the price better reflect that fact.  Feel free to ontact me for more information or questions on Basementless homes in Edmonton.
